Prepare an Offer

  • Designate an attorney
  • Decide on terms, including inspections, contingencies, possession date
  • Prepare an earnest money deposit

Reach an Agreement with Seller

  • Present your offer
  • Negotiate terms, possible counter offers

Acceptance of a Contract

  • Remove contingencies
  • Balance of 10% Due upon signing

Complete the Settlement Process

  • Earnest money deposited
  • Review preliminary title report
  • Review property disclosures
  • Order inspections
  • Remove remaining contingencies
  • Establish homeowner’s insurance and home warranty
  • Buyer/agent final walk-through of property
  • Provide balance of down payment and closing costs
  • Sign documents; loan funding; record title
